Rules & Compliance
Applies to EVERY home (townhomes/condos & single-family)
Dates for Display
Lights/decor may go up no more than 30 days before the holiday and must be removed within 14 days after. **
Safety Standards
All holiday lighting must have a UL (or comparable) rating and outdoor lights must be designed for outdoor use.
Don’t Disturb Neighbors
Arrange lighting so it doesn’t disturb other owners (aim spots/lasers downward, avoid windows/bedrooms, set reasonable timers). Quiet time at 10pm.
More generally, nuisances are prohibited: devices or activities that create loud noise, noxious odors, or safety/insurance issues. Keep sound/light reasonable and avoid anything that could raise community insurance risk.
No Unapproved Exterior Alterations
Do not install any exterior improvements (e.g., permanent mounting, drilling, wiring, added structures) without prior Design Review Committee approval. Temporary, non-damaging clips are fine; anything beyond that requires approval.
Aim & Placement of Lights
Any exterior electrical/lighting must be positioned/aimed so it does not disturb other residences. (Think beam direction, brightness, and timers.)
Yard/Window Signs
If you place signs (e.g., “Contest Participant”), they must comply with sign rules. For noncommercial signs at a residence, max 9 sq ft for a poster/sign (15 sq ft for a flag/banner) and may not be made of lights or balloons; additional styles/locations must meet Design Committee rules.
Parking & Traffic (for viewers and guests)
Do not block fire lanes, driveways, sidewalks, or community mailboxes. Guest/visitor vehicles must follow guest parking
Townhomes / Condominiums (additional rules)
No Exterior Painting by Individual Owners
Exterior painting on condo/townhome units by individual owners/residents is prohibited. Don’t paint trim, doors, or surfaces to match a theme.
Mounting & Common Elements
Treat façades, roofs, shared walls, and any area outside your exclusive-use space as common property—no drilling, fasteners, or permanent attachments without Design Review approval. (General rule prohibiting unapproved exterior improvements still applies.)
Light Direction & Spill
Because homes are closer together, be extra careful to aim lights away from neighbors’ windows and set off-hours using timers to avoid nuisance. (Lighting must not disturb other residences.)
Single-Family Homes (additional reminders)
Yard Features / Temporary Structures
Any new structure (arches, frames, oversized displays that act like structures, added power runs) that goes beyond temporary clips may require Design Review approval. Plan simple, free-standing displays that don’t alter drainage or surfaces.
Lighting Impact
Aim flood/spot lights so they don’t shine into adjacent homes; keep lasers off sidewalks/streets to avoid traffic safety concerns. (No disturbance to neighbors.)
